In the Lugano area the customary dates are 29 March and 29 September. The rest of Ticino has no customary dates: without dates in the lease, notice can be given for the end of any three-month rental period, counted from the start of the lease. The notice dates in your lease take precedence over customary dates; the notice period for flats is at least three months (Art. 266c CO).

Uffici di conciliazione in materia di locazione (rental conciliation offices)
Eleven regional offices: Chiasso, Mendrisio, Lugano East and West, Agno, Massagno, Locarno, Minusio, Bellinzona, Giubiasco and Biasca. The office where the flat is located is competent; the request is filed in writing in Italian. Conciliation in tenancy matters is free of charge (Art. 113(2)(c) Swiss Civil Procedure Code).
