In most regions of Graubünden the customary dates are 31 March, 30 June and 30 September. In Prättigau/Davos and Imboden only 31 March and 30 September apply, and mostly the same two dates in Moesa and Bernina. The notice dates in your lease take precedence over customary dates; the notice period for flats is at least three months (Art. 266c CO).

The termination dates in your lease always take precedence. For flats the notice period is at least three months (Art. 266c OR).

Conciliation authorities for tenancy matters
Each of the eleven regions has its own conciliation authority for tenancy matters, e.g. Plessur in Chur, Prättigau/Davos in Klosters, Maloja in St. Moritz and Moesa in Roveredo. The authority of the region where the flat is located is competent. Conciliation in tenancy matters is free of charge (Art. 113(2)(c) Swiss Civil Procedure Code); court proceedings are not.
