Geneva has no customary termination dates. Without dates in the lease, notice can be given for the end of any three-month period, so the dates in your lease usually decide. The notice dates in your lease take precedence over customary dates; the notice period for flats is at least three months (Art. 266c CO).

Where termination is possible at more dates, we deliberately use a conservative subset so that no request is sent too late.
Commission de conciliation en matière de baux et loyers
One commission for the whole canton, Rue de l'Athénée 6-8, 1211 Genève 3. The request must be written in French and filed by post or at the desk; the courts provide a template request for rent reductions. In Geneva tenancy proceedings are free of charge even before the courts (Art. 17 LaCC).
