These Terms apply to the use of mietzins-senkung.ch. The service is aimed at tenants of private residential properties in Switzerland. Commercial, mixed-use, subsidised, index-linked, graduated-rent, and luxury tenancies may be excluded or only partially assessable.
mietzins-senkung.ch provides a technical preliminary review, a calculation based on user-confirmed data, and optionally the creation and dispatch of a rent-reduction request by registered mail. The exact scope of the paid service is disclosed before payment.
Where the paid package includes dispatch, it covers in particular: creation of a personalised PDF request, digital signature, dispatch by registered mail via a dispatch service provider, a PDF copy by email, delivery tracking where provided by the dispatch provider, and rent monitoring for the stated duration. This is a one-time payment — not a membership or subscription.
mietzins-senkung.ch is not a law firm, not a legal advice centre, and does not represent users before landlords, property managers, conciliation authorities, or courts. Use of the service does not create a mandate relationship. The service provides technical tools, calculations, and document templates. No review of individual cases by a legally qualified person takes place.
Calculations and rent-reduction requests are based on data confirmed by users and on publicly available reference data. Landlords may invoke cost increases, inflation, previous rent adjustments, contractual particularities, or other objections. No actual rent reduction, specific response from the landlord, or specific legal outcome is guaranteed.
Because no attorney-client mandate is created, no attorney-client privilege applies. Uploaded documents and user data are treated confidentially in accordance with the Privacy Policy and the technical and organisational measures in place.
Users may only upload documents they are authorised to use, and must ensure that no unnecessary third-party data is uploaded.
Before placing a paid order, users decide for themselves whether they wish to create a rent-reduction request and, where offered, have it dispatched. Users remain solely responsible for the content, accuracy, completeness, deadlines, delivery address, and timely delivery.
Extracted details must be carefully reviewed before the calculation is run. Incorrect or incomplete information may lead to erroneous results.
Uploaded documents may be processed automatically. Errors can occur, for example due to poor scan quality, incomplete documents, handwritten additions, or unusual contract forms. Users must review and correct all extracted details before the calculation is run.
The service may decline or abort a review if documents are illegible, incomplete, contradictory, or unsuitable for automated processing. In such cases, there is no entitlement to a calculation or a rent-reduction request.
mietzins-senkung.ch does not monitor contractual or statutory deadlines. In particular, there is no guarantee that a rent-reduction request will be effectively submitted by a particular date, or that a specific notice, payment, or adjustment deadline will be met. Displayed deadlines are non-binding indications only.
Reference data such as the mortgage reference interest rate, the Consumer Price Index (LIK/CPI), or other publicly available calculation bases may change. The values at the time of the calculation are authoritative. Subsequent changes are not automatically monitored unless rent monitoring has been expressly activated.
Before a paid order, the key steps are displayed: review and confirmation of contract values, signature, recipient address, scope of service, price, and payment method. Users can correct input errors before payment. A paid order is only triggered upon clicking the clearly labelled payment button and successful payment. The order is confirmed electronically.
All prices are displayed in Swiss Francs before completing a paid order. Where applicable, prices are inclusive of VAT. Any additional costs, in particular for postal dispatch, are shown separately before payment.
Payments are processed via external payment service providers (e.g. Stripe).
The free preliminary review can be abandoned at any time without payment. A paid order can be cancelled before payment is completed.
Swiss law does not generally provide a statutory right of withdrawal for online purchases. To the extent no mandatory statutory entitlement exists, a refund after delivery of the personalised digital result, after dispatch has been triggered, or after comparable performance is excluded. This applies in particular because the rent-reduction request is tailored to the specific lease and the confirmed user data.
Refunds remain available in cases of duplicate payment, technical error, or a mandatory statutory entitlement. Postal dispatch costs are refunded if a paid dispatch fails for reasons attributable to mietzins-senkung.ch or the dispatch service provider and no replacement dispatch is made.
Where postal dispatch is offered, it is carried out via an external dispatch service provider (e.g. Pingen or a comparable provider) and the relevant postal service. Printing, enveloping, posting, and delivery are services of the respective provider; delivery times and delivery confirmations depend on that provider.
If automatic dispatch fails for reasons attributable to mietzins-senkung.ch or the dispatch service provider, a replacement dispatch or a refund of dispatch costs will be offered.
Any rent monitoring service notifies users, for the stated duration, of relevant changes to the mortgage reference interest rate or comparable technical indicators. It does not replace ongoing legal advice, deadline monitoring, or representation before landlords, property managers, or authorities. Users may discontinue monitoring at any time by email or via the function provided.
External service providers may be used for operations, payment processing, document processing, email dispatch, hosting, and postal dispatch. Details on data processing and any data transfers are set out in the Privacy Policy.
We strive for stable availability but do not guarantee uninterrupted operation. Maintenance, service-provider outages, or technical errors may temporarily restrict use.
Customer service assists with technical questions about the use of the service. It does not provide legal assessments of individual cases, evaluations of prospects of success, or recommendations on how to proceed against landlords, property managers, conciliation authorities, or courts. To the extent permitted by law, liability for indirect damages, consequential damages, lost savings, and errors due to incomplete or incorrect user data is excluded. Mandatory statutory liability and liability for damages caused by gross negligence or wilful misconduct remain reserved.

We may update these Terms if the service, the legal situation, or technical processes change. For paid services, the Terms displayed at the time of the order apply.
Swiss law applies. The service provider is the person or company named in the Legal Notice. The place of jurisdiction is the registered seat of the provider, unless mandatory statutory provisions require a different place of jurisdiction.
