Canton LU
The canton of Lucerne has no officially established customary termination dates, so the dates in the lease almost always decide. Common lease clauses are end of March, June and September, or every month-end except December. Termination dates stated in the lease take precedence over customary dates. The notice period for flats is at least three months (Art. 266c CO).

Where termination is possible at more dates, we deliberately use a conservative subset so that no request is sent too late.
Conciliation authority for tenancy (cantonal)
A single conciliation authority for tenancy, based in Lucerne, covers the whole canton. It sits as a panel of three with one representative each from the tenants' and homeowners' associations. If no settlement is reached, a claim must be filed with the district court within 30 days of the authorisation to sue. Conciliation proceedings in tenancy matters are free of charge (Art. 113 CPC).

In 1987 the Lucerne High Court recognised every month-end except December as customary for the municipality of Dierikon (mp 4/88 p. 162). This was a single-case ruling, not a canton-wide rule.
